What work do we take on as commercial builders in Adelaide?

Quick answer

We build and refurbish the interiors of business premises: office fit-outs, shop and showroom fit-outs, consulting rooms, staff amenities, partitions and ceilings, and make-good works when a lease ends. Commercial fit-outs usually happen inside existing tenancies, so the work is shaped as much by the building, the lease and your trading as by the design.

An office fit-out in Adelaide might mean a new reception, meeting rooms and open-plan work areas, or a lighter refresh of tired finishes and kitchens. A retail fit-out for a shop or showroom centres on display walls, counters, lighting and floors that stand up to foot traffic. We also fit out consulting rooms and small business premises.

How do we plan building work around your business?

Quick answer

Before work starts, we walk through how your business runs: when customers and staff arrive, which areas must stay open, where deliveries come in and what can't be disrupted. From there we'll discuss options such as staging the works, so parts of the premises stay usable while others are being built.

Staging isn't right for every job; sometimes closing an area for the main works is simpler and safer. Where people are still using the premises, we separate work areas, keep exits and paths of travel clear, manage dust and noise as far as practical, and leave the site tidy at the end of each work period.

How do we work with landlords and building managers?

Quick answer

If you lease your premises, your landlord will usually need to approve the fit-out before work starts, and many buildings have a building manager with their own site rules. We work within those requirements, provide the information they ask for, and coordinate access, deliveries and any building services work through them.

Check your lease early. It may set out which alterations need written consent, fit-out guidelines for the building, the insurance that contractors must hold, and what must be removed or reinstated when the lease ends. Some buildings also require their own contractors for fire services or air conditioning.

What rules apply to commercial renovations in South Australia?

Quick answer

Commercial renovations and fit-outs must meet the National Construction Code (NCC) requirements for the building's class, which differ from those for a house. Many need building consent, and fire safety, access and egress, and accessibility requirements may apply. Your designer or building certifier can confirm the requirements for your project, and we build to the approved documents.

Whether your project needs development approval (planning consent, building consent or both) depends on the work and the zone and overlays that apply to the property. You can check them in the SA Property and Planning Atlas (SAPPA) or on PlanSA. If you're changing how a tenancy is used, raise it early, as that can affect what approval is needed.

Plumbing, gas and electrical work must be done by appropriately licensed trades, and we coordinate those trades as part of the job. You can check any South Australian builder's licence, including ours, on the Consumer and Business Services (CBS) 'Find a licence holder' register.

What if an older commercial building contains asbestos?

Quick answer

If the building was built or renovated before 1990, it is likely to contain asbestos — for example in fibro wall sheeting, older wet-area linings, vinyl floor tiles and their backing, or some roofing. Suspect materials should be checked before any demolition or strip-out, ideally before the fit-out scope is settled.

Asbestos has been banned in Australia since 31 December 2003. Where the law requires a licensed removalist (any friable asbestos, or more than 10 m² of non-friable asbestos), removal must be done by a SafeWork SA–licensed asbestos removalist. We don't test for or remove asbestos; we sequence the fit-out around the results and any removal work.

How your commercial project runs

  1. Talk to a director

Tell us about the premises, the work you have in mind, your lease and how the business operates.

  2. Site visit and scope review

We inspect the tenancy, review your designer's plans and talk through the lease requirements and building rules that affect the work.

  3. Written quote and sequence

You receive a written quote setting out the scope, with a proposed order of works and any staging options we've discussed.

  4. Approvals and landlord sign-off

You obtain any approvals needed, usually through your designer or certifier, and your landlord signs off. We supply the builder's documents they ask for.

  5. Build and coordinate trades

We manage the site and coordinate the licensed trades, keeping work areas separate from people using the premises.

  6. Handover

We walk through the finished work with you, attend to any outstanding items and hand over the job documentation, such as trade certificates.

What to sort out before a commercial fit-out starts

A little preparation makes the quote more accurate and the build easier to run.

  • Your lease and landlord consent

Find the clauses on alterations, fit-out guidelines and make good, and check whether the landlord must approve drawings first.

  • Plans or a clear brief

Drawings or a clear brief let us price the job properly. If you haven't engaged a designer, tell us early so we can discuss whether the work will need drawings.

  • How you'll keep operating

Think about which areas must stay open, when deliveries arrive and how staff and customers will move around the works.

  • Building services

Air conditioning, fire services and electrical capacity can shape a fit-out. Ask your building manager which contractors the building requires.

  • Older building materials

In buildings built or renovated before 1990, ask what's known about asbestos and have suspect materials checked before strip-out.

What affects the cost of a commercial fit-out?

Quick answer

The cost of a commercial fit-out depends on the size and condition of the space, how much is being changed, the finishes and joinery you choose, the services involved, approvals and building requirements, and how the works are staged around your business. We price each job from the actual scope, plans and site.

No two tenancies are alike, so we don't publish standard prices for commercial fit-outs in Adelaide. Share your plans or brief and the lease requirements, and a director will talk you through what's driving the price. The main factors are:

  • Floor area and the amount of strip-out
  • Condition of the existing tenancy and services
  • Partitions, glazing, doors and ceilings
  • Joinery, counters and the level of finish
  • Electrical, lighting, plumbing and air conditioning changes
  • Fire safety and accessibility work the approval may require
  • Staging, access restrictions and building rules
  • Asbestos checks and any licensed removal

Every project is quoted on its scope. Tell us what you're planning and we'll talk you through it.

Frequently asked questions

Can you work on our premises while we keep trading?

Many fit-outs can be built while a business keeps operating, depending on the work and the layout. We'll discuss options such as staging the works and separating work areas from staff and customers. For some jobs, closing an area for a period is safer and simpler, and we'll tell you if we think so.

Does a commercial fit-out need approval?

Often. Depending on the work, a fit-out may need building consent, particularly where it affects exits, fire safety features or the structure, and a change of use can affect planning consent. Your designer or building certifier can confirm what applies. Your landlord's approval is usually needed as well, separately from development approval.

Can you work with our designer or architect?

Yes. We build from your designer's or architect's drawings, raise any buildability questions before pricing and work with them during the build. We don't provide design or drafting services ourselves.

Do you work with landlords and building managers?

Yes. We work within your lease and the building's rules, provide the insurance details and safety documentation they typically ask for, and coordinate access and any base building services work through them.

How long does a commercial fit-out take?

It depends on the scope, whether approvals are needed, lead times for joinery and fixtures, landlord and building manager requirements, how the works are staged, and what's found once the existing fit-out is opened up. We'll talk through the likely sequence once we've seen the site and plans.

Which areas do you cover for commercial work?
